How do I resolve a dispute with my body corporate?

Common question · Body Corporate & Unit Titles Law · New Zealand · 23 October 2026

General information from Lawmateanz

Start by raising the issue with the body corporate committee or manager in writing, and check the body corporate's operational rules.

Many unit title disputes, for example about levies, repairs or rules, can go to the Tenancy Tribunal under the Unit Titles Act 2010, which is cheaper than court. Mediation through Tenancy Services is usually the first step.

Larger or more complex disputes may need to go to the District Court or High Court.

Keep minutes, notices and correspondence. A property lawyer with unit title experience can advise on your options.
