I’m renting in Perth and the property manager keeps entering the house without proper notice. Is this allowed under Western Australian tenancy law?
Common question · Tenancy Law · Australia · 3 October 2026
General information from Lawmateanz
In Western Australia, tenants have a right to reasonable peace, comfort and privacy, and a landlord or property manager can only enter in the situations the Residential Tenancies Act 1987 allows.
Generally, routine inspections need written notice of between 7 and 14 days and are limited in how often they can happen in a year. Entry for repairs or maintenance usually needs at least 72 hours' written notice. Entry for showing the property to buyers or new tenants also needs notice, at reasonable times.
Entry without notice is generally only allowed in an emergency, or with your agreement at the time.
If entry keeps happening without proper notice, keep a record of dates and times, raise it in writing with the property manager, and contact Consumer Protection WA. Tenancy disputes in WA can go to the Magistrates Court.
Tenancy WA and community legal centres offer free advice to tenants.
